Terms of Service

By accessing or using kaio.ASIA (“the Service”, “we”, “our”, “us”), you agree to these Terms of Service. If you do not agree, please do not use the Service.

kaio.ASIA is an information aggregator. We collect, normalize, and score real estate and yacht listings sourced from public Telegram channels and third-party web portals, and present them alongside AI-generated analysis (trust scores, price estimates, deal classifications, translated summaries).

We are not a real estate agency, broker, or yacht dealer. We are not a party to any transaction between a buyer/renter and a seller/agent/owner. We do not verify legal title, ownership, or the accuracy of any listing beyond automated checks described on our About page.

• Listing data (prices, specifications, photos, availability) is sourced from third parties and may be outdated, inaccurate, or duplicated despite our automated quality checks.
• AI-generated content (summaries, translations, price estimates, trust scores) is produced automatically and may contain errors. Trust scores are a heuristic signal, not a guarantee of listing legitimacy.
• Always independently verify price, availability, legal status, and ownership directly with the listing contact before making any payment, deposit, or binding commitment.
• We are not responsible for losses arising from reliance on listing data, AI-generated analysis, or contact with a listing's seller/agent.

You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You must provide accurate information when registering. We may suspend or terminate accounts that violate these Terms.

• Premium tiers are billed via Stripe on a recurring basis (monthly or as otherwise stated at checkout) until cancelled.
• You may cancel at any time; your Premium access continues until the end of the current billing period, with no partial refund for unused time unless required by applicable law.
• Features included in each tier are described on the Pricing page and may change with notice.
• We reserve the right to change subscription pricing for future billing periods; existing subscribers will be notified before a price change takes effect.

You agree not to:

• Scrape, bulk-extract, or systematically republish listing data from the Service without our written permission.
• Use the Service to harass, defraud, or misrepresent yourself to a listing's seller, agent, or owner.
• Attempt to bypass rate limits, authentication, or access controls.
• Upload unlawful, infringing, or harmful content through the “List Your Property” submission form.

The kaio.ASIA name, logo, design, trust-scoring methodology, and original written content (including blog articles) are our property or used under license. Underlying listing data belongs to its original source/publisher; we claim no ownership over third-party listing content, only over our aggregation, scoring, and presentation of it.

The Service may surface contact details (phone, Telegram, WhatsApp) for listing sellers or agents. Any communication or transaction you enter into with them is solely between you and them — we are not a party to it and assume no liability for its outcome.

The Service is provided “as is” and “as available”, without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy, or non-infringement. We do not guarantee the Service will be uninterrupted, error-free, or secure.

To the maximum extent permitted by law, kaio.ASIA and its operators are not liable for any indirect, incidental, or consequential damages arising from your use of the Service, reliance on listing data or AI-generated analysis, or any transaction with a third-party seller, agent, or owner.

We may update these Terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of kaio.ASIA after changes constitutes acceptance of the updated Terms.

These Terms are governed by the laws of the Kingdom of Thailand, without regard to conflict-of-law principles, without prejudice to any mandatory consumer-protection rights you may have under the law of your country of residence.
